Facility management (FM) may be regarded as an organizational function which integrates people, place, and process within the built environment with the purpose of improving the quality of life of people and the productivity of the core business. It typically involves the management of the day-to-day use and ongoing maintenance of an asset. It encompasses the operation, maintenance, and optimization of building assets, represents the longest and most expensive phase of a building's lifecycle. It is a multidisciplinary profession that ensures the functionality, comfort, safety, and efficiency of the built environment by integrating people, place, process, and technology. The integration of BIM into FM processes yields substantial improvements in both operational efficiency (OPEX) and capital planning (CAPEX). By connecting the BIM model to real-time operational data—such as HVAC performance, occupancy levels, and energy consumption—the facility transforms into an adaptive environment. The transition from static, as-built drawings to a “living” digital model enables facility managers to access accurate, real-time spatial and functional data, thereby streamlining daily operations and long-term strategic planning. The aim of this paper is to introduce the main aspects and needs of the relation between the building information modeling (BIM) methodology and the facility management (FM) sector.
